NCR's luxury housing market is entering a more deliberate phase — smaller in launch volume, but sharper in intent, with Gurugram firmly at its centre. In this interview, Ashok Singh Jaunapuria, MD & CEO of SS Group, explains what this shift means for the city, for New Gurugram specifically, and for where his own company is headed next.
Q1. Luxury accounted for only 16% of Q2 2026 launches, while affordable and mid-segment led supply. Does this shift in the launch mix reflect genuine end-user demand patterns or purely developer strategy?
It's genuine demand, not caution. NCR saw 8,793 new launches this past quarter, and yes, affordable and mid-segment naturally dominate that volume — that's just how housing pyramids work. But if we look closer: overall launches were down nearly 9% quarter-on-quarter, while luxury held its ground as a smaller, more deliberate slice. That tells us that developers aren't retreating from luxury; they're being more selective about when and where they bring it to market. Buyers today reward precision over volume and honestly, that's a healthier way for this segment to grow.
Q2. Gurugram commanded roughly three-fourths of all NCR luxury launches this quarter. What does this level of concentration tell you about where the next phase of luxury growth will actually happen?
