Construction under way on seven new affordable homes

East Suffolk Council won permission in February 2023 to build the homes on land west of Halesworth Road in Ilketshall St Lawrence, near Bungay.

The long-awaited development will deliver three bungalows for affordable rent, one two-bedroom bungalow and two three-bedroom wheelchair accessible bungalows, as well as three two-bedroom houses for shared ownership, and one three-bedroom home for open market sale.

Councillor David Beavan, East Suffolk's cabinet member for housing, explaining the virtues of the properties, said: "A lovely rural village on the Bungay straight with a school, bus and pub - an ideal place to invest in houses that East Suffolk people can afford to live in.

"Like the daffodils on the roadside, this heralds a new spring in housing as we plan major investment to address the housing crisis."

Although permission was granted three years ago, development could not begin until more than 20 planning conditions were met and approved.

All homes on the development will feature solar panels, two parking spaces each, and dedicated cycle storage.

Designed by A2 Architects, the homes are being built by Smith of Honingham, with support from REAL Consulting LLP.

The consulting firm is acting as an Employer Agent, which is an organisation appointed to oversee a project on the client's behalf to make sure the work is delivered on time, on budget, and to the agreed quality.

Dale Bunting, a partner at REAL, said: "We are pleased to be supporting East Suffolk Council with Employer's Agent and quantity surveying services for the much-needed affordable and shared ownership housing, collaborating with H Smith & Sons to help deliver high-quality sustainable homes for the community."

The affordable rented homes will be managed by East Suffolk Council as part of the Housing Revenue Account stock.

The two-storey houses facing the street will be built using a mix of traditional and contemporary materials to blend with the village setting.
