Uncertain future for major school site due to compulsory 'educational use' rule

Fred Nicholson School in Dereham is set to move to its new Swaffham site in spring 2026.

However a restrictive covenant that specifies the site must remain in educational use has limited the prospect of future development of the land once the school has gone.

It is believed that the deed was put in place by Fred Nicholson when he funded the erection of the school in the early 70s.

To remove the use agreement, Norfolk County Council, which owns the building, must contact the government's secretary of education directly.

This process is estimated to take between 12 to 18 months.
