For $8.9 million, 2300 Portola Drive in Santa Cruz offers direct lagoon access, two AM radio stations, plus an acre of rare coastal land.

Perched along the stunning Santa Cruz coastline, an exceptional listing has come to market. Its amenities include an acre of ocean view land, two fully equipped radio stations and private access to a lagoon that feeds into the Pacific Ocean. The price: $8.9 million.

Owner and seller Michael Zwerling is the long-time owner of the two successful AM radio stations — KSCO and KOMY. Both of these stations, plus all the accoutrements needed to run them, come with purchase. In an email, Zwerling described this offering as “the opportunity to own a Pacific Ocean-connected lagoon with three well-maintained broadcast towers … with a unique, historic, operating heritage radio station that could and should be a tourist attraction.”

On a map, you’d find that 2300 Portola Drive lies on one of Santa Cruz’s most desirable locations, along East Cliff’s Corcoran Lagoon and walkable to both Santa Maria and Sunny Cove beaches. The area has become a huge draw for big tech money in the past decade, driving real estate prices into the stratosphere.

“Silicon Valley billionaires are buying out the millionaires,” Zwerling said in an email to SFGATE. In this area, “tiny beach bungalow homes on postage stamp lots are going for five million dollars cash immediately with multiple offers,” he wrote. Indeed, while down 12.4% year-over-year as of January 2026, Santa Cruz homes still sell for a median price of $1.05 million, according to Redfin data. In........
