10 things to know about Airbnb's new rules on chores, fines and access
Airbnb's new house rules limit what hosts can ask of guests, from checkout chores to fines, and these 10 points explain each change before you book
A guest who pays a cleaning fee can still find a list of checkout jobs waiting by the door: strip the bed, wash the dishes, take out the trash. Airbnb $ABNB's new house rules push back on that arrangement. The company has announced three rules that set limits on what hosts can ask of the people who book their homes.
The first rule deals with cleaning. Hosts generally cannot ask guests to complete tasks that take significant effort or time, or that a cleaner would typically perform. Airbnb's policy page, titled "Reasonable house rules and requests," lists three examples: stripping the bed, taking trash offsite and washing and putting away dishes. The change is especially relevant to stays that carry a cleaning fee.
The second rule concerns the listing itself. Hosts cannot restrict access to any feature advertised as part of the listing. The third rule bars hosts from imposing fines or other penalties on guests. Between them, the three rules cover the chores a guest is asked to do, the features a guest can use and whether a host can penalize a guest.
An Airbnb spokesperson explained the reasoning in a statement. "House rules help guests understand what hosts expect, but we've heard from our community that they can be confusing, onerous and hard to manage," the spokesperson said.
Timing depends on the booking date. The chore policy applies to reservations made on or after Nov. 20, 2026.
Reaction online was divided. Tyler T, CEO of the Peachybbies Slime Company, welcomed the change in a post on X $TWTR. The Hewn Hotel in Yorkshire, England, took the opposite view. In an Instagram post, it said it was frustrated and disappointed, and it questioned whether to leave the platform.
The 10 slides that follow break down those three rules one piece at a time. They look at each named chore, the link to cleaning fees, the start date and how guests and hosts responded. They explain what Airbnb has announced and are not an official or complete list of everything a host may or may not request.
Airbnb's 3 new rules for hosts at a glance
Airbnb $ABNB's new house rules place three limits on what hosts can ask of guests. They cover cleaning chores, access to features advertised in a listing and fines or other penalties.
The first limit deals with checkout work. Airbnb's "Reasonable house rules and requests" page says hosts generally cannot ask guests to complete tasks that require significant effort or time. The same limit covers jobs that a cleaner would typically do. The page lists specific household chores as examples of work that crosses the line.
The second limit protects what a listing promises. Hosts cannot restrict access to "any feature that's advertised as part of the listing." If a feature appears in the listing a guest booked, the host cannot make it off limits to that guest.
The third limit takes away a host's power to punish. Hosts cannot impose "fines or other penalties on guests." The wording reaches beyond cash charges to penalties of any other kind.
An Airbnb spokesperson told Newsweek that the company had redesigned house rules to be "easier to discover and clearer to set." The spokesperson said the redesign was paired with "a new policy that keeps requests reasonable, with no surprises."
Newsweek's report does not describe what the redesign changes. It also does not say what happens to a host who breaks one of the limits or how a host could contest a decision.
Hosts keep control over the basics of a stay. They can still set rules on arrival and departure times, how many guests may stay, smoking, pets and quiet hours.
Hosts can still add requests of their own, as long as they are reasonable. Airbnb decides whether a host's request counts as reasonable, weighing factors that include the type of listing and its local setting. Hosts can also change those requests whenever they like.
Guests still carry responsibilities of their own. Airbnb said guests must still leave a property in reasonable condition. They could be held liable for damage, or for unusually heavy cleaning, that results from their stay.
Airbnb's limit on chores that take significant effort or time
Airbnb $ABNB's new house rules generally stop hosts from asking guests to do chores that take significant effort or time, or that a cleaner would normally handle. The policy judges a request by how much work it involves and by who usually does that work.
The language comes from Airbnb's page titled "Reasonable house rules and requests," as reported by........
