Hyderabad: Luxury home prices in Hyderabad have seen a remarkable increase over the past five years. In 2018, the average price per square foot was Rs 7,450, and it is projected to reach Rs 10,580 by 2024, marking a total increase of 42 per cent. This growth rate is unique among major metro cities in India, making Hyderabad the only city to register such a significant rise.

Several factors contribute to the rapid growth of Hyderabad’s real estate sector, including a substantial increase in land prices in the Kokapet and Mokila areas, enhanced metro connectivity, and the city’s emergence as a prominent IT hub. The luxury home market in Hyderabad has demonstrated the highest growth across major cities, with other cities experiencing the following increases: Bengaluru and Mumbai both saw a 27 per cent rise, Chennai had a 15 per cent increase, Pune recorded a 19 per cent growth, and Kolkata saw a 12 per cent increase.
